Originally designed by McCreanor and Company Architects and built over 15 years ago, this bespoke barrel roofed dwelling offers fantastic views of the Atlantic and arching coastline. The floor plan resembles and upside-down house with sleeping on the lower level and living accommodation above. The house built into the rock of the hillside and is accessed at midlevel to take advantage of the naturally contoured stone site.

The existing home will be renovated to give it a new lease of life, extending the living space to give a double height living room with mezzanine office space and high level roof lights. The main block of the building will then be reclad in red standing seam aluminium, roof pitches adjusted and windows rearranged to give the whole building a new contemporary aesthetic.

With the great details put into the design of the interiors of this home it is a favourite reference amongst our clients and team. Finished to the finest specifications, this high end home on the Upper Malone Road never fails to impress. The form and depth of the building does not lend itself easily to light, therefore the plan has been carefully considered to maximise natural light in the areas needed most. In the large conservatory, concerto doors open the home to the garden. Bespoke wood panelling is present throughout the dwelling

GARDEN VILLA
A proposal for an extension to and existing private dwelling in East Belfast. The concept was for the extension to have two distinct functions for living. Firstly, to act as a stylish garden villa to gather the family and entertain guests but also to act as a comfortable space for the couple to retire in later years close to a family home. The intersecting mono-pitched roof allows for high level natural light. The location of the villa creates a protected garden for the grand children to play safely, fully observed from the main rooms. Exposed timber beams provide structure to the roof, the effect of which is expressed in detail throughout the villa.

This large family home began conceptually as a modest kitchen extension to an existing dwelling. As the brief and the budget grew, we arrived together at this impressive rendition of the exiting dwelling. Constructed using traditional building methods in a style to mirror then existing, this remains a proud family home.

This large family home in Armagh was designed to reflect the natural progression of a semi- typical Georgian manor house. The large Georgian forms and the resultant bulk of the home is then linked to a late-Victorian styled outbuilding by a modern intervention to create a large kitchen area at the heart of the home.

Silverford Mill
The form of the home mimics an existing agricultural barn sitting adjacent to the new build. The existing industrial chimney, an important landmark in the area, has been incorporated into the design. The chimney structurally supports the balcony and incorporates an external pizza oven opened from the first-floor balcony. A self-supporting staircase wraps the chimney with no fixings. There is a perceivable tension here between old and new as the garden is accessed from the first floor.

A fan favourite of ours and poster house for McCreanor and Company architects for many years. Designed by Paul McCreanor in the early 2000’s as a family home for a recurring client, the home is reflective of an arts and crafts style, using a mix of gothic arches and Victorian brick detailing. The arts and crafts inspired style persists throughout the dwelling and is found in the bespoke architraves, timber fixings and expertly hand-crafted handrails.

Our first barrel roof home designed almost 20 years ago. The style remains as contemporary today as it was 20 years ago. The aluminium curved roof and red mono pitched sibling nestle within the surrounding farmland. This older dwelling will still outperform many dwellings currently under construction in Northern Ireland. Its low energy consumption is thanks to the clever layout and high levels of glazing at select areas with high-density full insulated external walls.

The design takes influence from the traditional Italian gelateria infused with a pop art styling to compliment the original Palladiana Terrazzo floor. To maximise the light and create a more open feeling, the first floor to the front of the building was removed to allow for a double height space which was celebrated with some fantastic light fitting’s by thelightsourceuk , a teal box to the front and teal tiles supplied by David Scotttiles complimented the existing raspberry floor. This was a great project to work on and thanks to all involved, photos by Elyse Kennedy.

Located @rushmere_sc . We worked alongside local interior designer your_home_illustrated to develop the concept for this flagship store. The design has been heavily influenced by East Asian Architecture, taking inspiration from the traditional materials, craftsmanship and colours of the region. ROBB BROTHER WINE MERCHANTS
The renovation of an existing 1970’s clothing factory and offices. The building has been designed to maximise the existing office and factory floor space to create a modern renovated front of house reception, showroom and purpose-built offices suites for each section of the sales and management team. The use of the Kingspan Micro-rib external cladding panels on the front façade, creates a contemporary appearance enhancing the look of the traditional brown brick. The dark anthracite grey panels and reflective glazing brings this once tired building into the 21st century.

The custom built manufacturing unit provides 7 fabricating bays whilst utilising the yard space for the existing factory to maximise construction efficiency and to enable growth in the manufacturing of the trailers. Planning was approved for the factory unit along with a 4 storey Class A office building outfitted with top-of-the-line fixtures, amenities and HVAC and technological systems. The external appearance of the building maximises the height of the building through contrasting materials, with architectural brick to the base, large openings to emphasize the spaces in the open-plan offices, a combination of traditional stretcher bonds mixed with stack bond adds a vertical dimension to the front façade.

Factory/warehouse/office renovation for large international producer of naturally fresh cut fruit. This newly renovated development allowed the company to relocate all production, distribution and administration to one location thus streamlining their services. The factory was renovated for large water runoff and moisture and the warehouse fully fitted for pallet and cold storage. The change of level within the building allowed for sunken loading ramp to the rear to nest the lorries and make loading and unloading safer.

The accordion kiosk has been designed to maximise space and security whilst acting as an expressive landmark. Using selective cladding and colour schemes the kiosk can be personalised to fit any brand or context and remain outstanding due to its integral form and induction of movement.

LOUGHVIEW
Extension to existing office accommodation to allow for business expansion. We designed a glazed timber box that is supported on the existing flat roof. The two storey glazed extension splits apart and allows light to penetrate through the forms into the existing office spaces.

K-SPACE
K-Space NI factory and offices constructed in Carn Industrial Estate, Craigavon. The custom-built unit provides 12500sqft of floor space for the fabrication of high-quality anti-vandal cabins and secure site accommodation and full office complex. The building fabric is a combination of high-quality industrial cladding with textured facing block and glazing to the front façade. The main access to the building is an inviting entrance to the main reception with links to the main offices, conference room and canteen space all with quick access to the factory floor.

The accordion kiosk has been designed to maximise space and security whilst acting as an expressive landmark. Using selective cladding and colour schemes the kiosk can be personalised to fit any brand or context and remain outstanding due to its integral form and induction of movement.

Extension to existing office accommodation to allow for business expansion. We designed a glazed timber box that is supported on the existing flat roof. The two storey glazed extension splits apart and allows light to penetrate through the forms into the existing office spaces.

K-SPACE
K-Space NI factory and offices constructed in Carn Industrial Estate, Craigavon. The custom-built unit provides 12500sqft of floor space for the fabrication of high-quality anti-vandal cabins and secure site accommodation and full office complex. The building fabric is a combination of high-quality industrial cladding with textured facing block and glazing to the front façade. The main access to the building is an inviting entrance to the main reception with links to the main offices, conference room and canteen space all with quick access to the factory floor.

CIAO GELATO BAR
The design takes influence from the traditional Italian gelateria infused with a pop art styling to compliment the original Palladiana Terrazzo floor. To maximise the light and create a more open feeling, the first floor to the front of the building was removed to allow for a double height space which was celebrated with some fantastic light fitting’s by thelightsourceuk , a teal box to the front and teal tiles supplied by David Scotttiles complimented the existing raspberry floor. This was a great project to work on and thanks to all involved, photos by Elyse Kennedy.


EATAO ASIAN FUSION RESTAURANT
Located @rushmere_sc . We worked alongside local interior designer your_home_illustrated to develop the concept for this flagship store. The design has been heavily influenced by East Asian Architecture, taking inspiration from the traditional materials, craftsmanship and colours of the region. Many thanks to all involved including davidscotttiles for supplying the tiles and thelightsourceuk for the lighting.


ROBB BROTHER WINE MERCHANTS
The renovation of an existing 1970’s clothing factory and offices. The building has been designed to maximise the existing office and factory floor space to create a modern renovated front of house reception, showroom and purpose-built offices suites for each section of the sales and management team. The use of the Kingspan Micro-rib external cladding panels on the front façade, creates a contemporary appearance enhancing the look of the traditional brown brick. The dark anthracite grey panels and reflective glazing brings this once tired building into the 21st century.

BMI TRAILERS
The custom built manufacturing unit provides 7 fabricating bays whilst utilising the yard space for the existing factory to maximise construction efficiency and to enable growth in the manufacturing of the trailers. Planning was approved for the factory unit along with a 4 storey Class A office building outfitted with top-of-the-line fixtures, amenities and HVAC and technological systems. The external appearance of the building maximises the height of the building through contrasting materials, with architectural brick to the base, large openings to emphasize the spaces in the open-plan offices, a combination of traditional stretcher bonds mixed with stack bond adds a vertical dimension to the front façade.

SIMPLY FRUIT
Factory/warehouse/office renovation for large international producer of naturally fresh cut fruit. This newly renovated development allowed the company to relocate all production, distribution and administration to one location thus streamlining their services. The factory was renovated for large water runoff and moisture and the warehouse fully fitted for pallet and cold storage. The change of level within the building allowed for sunken loading ramp to the rear to nest the lorries and make loading and unloading safer.

The inverted sloped roof of the main building provides high level windows to the teams changing rooms. This provides natural light and ventilation to the changing rooms as well as privacy and security. The main building will also house all the admin facilities, team talk areas, audio visual rooms and the club museum.

The building was designed to present the aesthetic of a prestigious country club and provide elderly residents with a very high quality of life. LEGAHORY
Leaghory is an up and coming area in the centre of Craigavon, the proposed housing is located on the derelict site of the former Legahory Police Station. The site was zoned for housing under the Craigavon Area Plan 2010, which included the demolition of the existing station. The proposal includes a combination of detached and semi-detached high-end dwellings split into two phases of 48 and 62 dwellings. The first 48 dwellings under phase 1 received planning in 2019. Phase two currently has been through the process of community consultation with the hopes for the application to progress in the near future.

The scheme uses subtle brick textures, colours and detailing to add character to the project and set it apart from the surrounding developments.

The approved scheme is a traditional 4 storey corner building which incorporates Belfast brick and seamless modern glazing systems. The building design has taken influences from the traditional Belfast mill building. The proposal has dual frontage onto Kingsway and Church Avenue with personal balcony spaces maximising the outlook onto Dunmurry Park. The amenity space has been designed to provide a useful extension of space from the inside of the apartment whilst remaining useable all year round even during our very unpredictable Northern Irish weather.

LEGAHORY
Leaghory is an up and coming area in the centre of Craigavon, the proposed housing is located on the derelict site of the former Legahory Police Station. The site was zoned for housing under the Craigavon Area Plan 2010, which included the demolition of the existing station. The proposal includes a combination of detached and semi-detached high-end dwellings split into two phases of 48 and 62 dwellings. The first 48 dwellings under phase 1 received planning in 2019. Phase two currently has been through the process of community consultation with the hopes for the application to progress in the near future.

A rural housing scheme near Warrenpoint. The homes were designed to retain the major characteristics of traditional farming dwellings with modern interventions as seen in the large, double height windows and zinc clad dormer windows.

SWORDS
Our proposal for a housing scheme in swords, Dublin. The sawtooth roofs break the skyline of these three storey dwellings helping them settle into their location. The scheme uses subtle brick textures, colours and detailing to add character to the project and set it apart from the surrounding developments.

KINGSWAY DUNMURRAY
A mixed use commercial and housing scheme in the centre of Dunmurry village. The approved scheme is a traditional 4 storey corner building which incorporates Belfast brick and seamless modern glazing systems. The building design has taken influences from the traditional Belfast mill building. The proposal has dual frontage onto Kingsway and Church Avenue with personal balcony spaces maximising the outlook onto Dunmurry Park. The amenity space has been designed to provide a useful extension of space from the inside of the apartment whilst remaining useable all year round even during our very unpredictable Northern Irish weather.

The Town Vet
Extension and renovation of existing veterinary practice. The site is located on the origional townland boundary of Lurgan and is in a prominent part of the urban fabric, adjacent to a B1 listed former courthouse building. The existing buildings were two terraced flats with ground floor shops built between 1846-1862. In 1982 the buildings were altered beyond recognition and the first floor converted for commercial use.


Quintin Castle
Quintin Castle is a 3 storey ‘castle style’ mansion constructed c.1855 with traditional battlements, towers and outer bailey, all constructed around a smaller 12th century John De Courcy tower. The castle is set on the rocky shore of the Ards Peninsula with spectacular views over Quintin Bay and the Irish Sea. Historically Quintin Castle provided as a home for many influential people however around the 1980’s it was converted from a dwelling to a privately run nursing home for the local community.
We have currently received planning approval to convert the castle into a 9-bedroom guesthouse with facilities for corporate events and hire. We are currently seeking further planning permission to convert the existing courtyard space into a fully covered function room with full commercial kitchen facilities ancillary to the main castle. The design for the courtyard incorporates traditional materials and sympathetically connects the new and the old. The visitor to this building will be welcomed by the openness of the space with the timber structure leading the eye to the large glazed roof lantern.

Orchard House is located in the quiet suburbs of Belfast city, it is nestled amongst a neighbourhood of up-market homes each with a backdrop of the Castlereagh Hills. Orchard house is a late Victorian two and half storey pair of semi-detached dwellings with modern extension to the rear of the building previously used as a care home. The building is located on the corner of Cherryvalley and Cherryvalley Park and surrounded by mature landscaped gardens. We received planning approval to convert the existing building into twelve apartments whilst sympathetically retaining the character of the existing building and the area which it is located. Future plans are currently being processed
to remove the non-historic extension to the rear in replacement with a traditional pair of semidetached dwellings off similar scale and materiality to the existing building.

Pheonix Park Memorial Bridge
Competition entry for commemorative bridge at the Irish National War memorial Gardens in Phoenix Park, Dublin. The design of the bridge pays tribute to the original proposal by Edwin Lutyen in respect to the curved arch, large abutments and solid construction. Reflective of the white gravestones; constructed from smooth white polished concrete and engraved with the memorial slogan ‘Their Name Liveth Evermore’ giving the user the sense of place and invoking the true meaning of the gardens.

The existing historic fabric was conserved using traditional materials and techniques whilst side and rear extensions were designed and constructed to be in keeping with the style, form and massing of this important building. The new extensions improve the flow of the building and the new kitchen/living/dining extension spills out into the enclosed walled garden.
